Most agents will tell you they have a marketing strategy. Fewer will show it to you. Fewer still will hand it to you in writing before you’ve signed anything.

I work from a written ten-step playbook for every instruction — same order, every house, no shortcuts. The steps below are exactly what I do, in the sequence I do them, with the third-party tools and partners I use. You’ll see this in the listing meeting; you can also take this page home as a PDF and read it again.

The right asking price, day one

Pricing strategy is the single biggest determinant of whether your house sells quickly, sells at all, and what it ultimately achieves. Aim too low and you leave money on the table. Aim too high and you carry the stigma, buyers know how long a property has been listed, and price reductions read as weakness.

I price on three inputs: recent achieved data in your postcode, current competing stock, and portal price bands. The output is a number you and I both agree on in writing, before I take you on.

02 Build a buyer profile

Every home has a story, and no one knows that story better than the people who have lived there. While professional photography, cinematic videography and premium marketing are essential, I believe the most powerful marketing begins by understanding what made your house a home.

Before we launch a property, I spend time with my clients discovering what they have loved most about living there. It might be watching the sun set across the garden, family gatherings around the kitchen island, morning walks through the surrounding countryside, or the sense of community within a village. These are the details that rarely appear on a floorplan but are often the reasons buyers fall in love with a property.

Through carefully planned cinematic films, we showcase the flow of the home, the quality of its design, the surrounding landscape and the finer details that traditional marketing often overlooks. By combining elegant camera work, professional editing and storytelling, we create films that inspire buyers to imagine themselves living there.

Where appropriate, CGI-enhanced visuals are incorporated to help buyers fully appreciate a property’s potential. Whether it’s illustrating proposed landscaping, visualising interior design concepts or presenting future enhancements, CGI allows buyers to see beyond what exists today and connect with the possibilities a home can offer.

These professionally produced films are then strategically promoted across Rightmove, social media platforms, YouTube and targeted digital advertising campaigns, significantly increasing exposure and engagement. Video consistently outperforms static imagery online, helping generate more enquiries, longer viewing times and stronger emotional connections with prospective buyers.
